High-End Real Estate in the Philippines (Part 1 of 2)

It may be unexpected for some, but the luxury real estate market in the Philippines has been consistently growing in recent years. This growth is mainly fueled by the country's improving economy, advantageous demographics, and ongoing appeal to international investors.

Solid maturity

It is important to acknowledge that the luxury property market in the country is still in its early stages compared to more established economies. Nevertheless, it has demonstrated significant growth in recent years, with upscale residential projects, commercial properties, and mixed-use developments emerging in key areas such as Metro Manila, Metro Cebu, Metro Davao, and popular vacation spots like Baguio and Tagaytay.

In fact, The Wealth Report 2024 by Knight Frank identified the Philippines as one of the fastest-growing luxury property markets globally, boasting a  26.3% reported annual price gains in upscale real estate, taking over Dubai.

Before we dive into anything else, let's explore the reason behind the Filipino fascination with luxury.

Passion for opulence

In the Philippines, owning a luxurious property is a clear display of wealth and status. The prestigious address itself carries significant weight, particularly among those well-versed in such matters. It serves as a symbol of success and accomplishment.

An Investment You Can Trust

Whether as an end-user or as an investor, luxury properties are a good investment vehicle for Filipinos who would not only want a prestigious house to call their home, but also a long-term investment opportunity literally right below their nose. Luxury real estate also tend to command a relatively higher price appreciation over time because the structures are made from high-grade, premium materials; because they are generally well-kept; because of the neighborhood; and because of the signature that goes with the address.
